Greece grants a five-year renewable residence permit to non-EU buyers of property above a set value. It is the most direct residency-by-investment route in the European Union, and one of the few where the whole family travels on the same decision.
Law 5100/2024 replaced a single national figure with three tiers. Where you buy matters as much as what you spend.
The residences are a commercial building brought over to residential use — precisely the case the law carves out. The address is five kilometres from Athens International Airport, the energy class is A+, and the units are handed over complete rather than as a shell.
Renewable for as long as the property stays in your name.
Spouse and children under twenty-one, on the same application.
Travel across the Schengen area without a further visa.
You are not required to live in Greece to keep it.
A property used for a Golden Visa cannot be let short-term. The law is explicit, and the penalty is a fine together with revocation of the permit. Anyone selling you both a Golden Visa and nightly rental income is selling you a problem. Long-term letting is a separate question and is treated differently.
No. The permit carries no minimum stay. You keep it by keeping the property.
Not on a short-term basis — that is prohibited for Golden Visa properties and costs you the permit. Long-term letting is a different matter and should be put to your lawyer before you buy.
Your spouse and your children under twenty-one.
Five kilometres. Athens International Airport is the reason this corridor exists.
Yes. The permit is tied to holding the property, so selling ends it unless you replace it with another qualifying property.
Send the one that is actually stopping you. You will get an answer from a person, not a brochure.
This page describes the programme as we understand it and is not legal advice. Residency applications turn on personal circumstances and on the file as it stands on the day it is filed. Take Greek legal counsel before you commit.
