Greece grants a five-year renewable residence permit to non-EU buyers of property above a set value. It is the most direct residency-by-investment route in the European Union, and one of the few where the whole family travels on the same decision.

What the law asks for

Law 5100/2024 replaced a single national figure with three tiers. Where you buy matters as much as what you spend.

€800,000Attica, Thessaloniki, Mykonos, Santorini and the larger islands.

€250,000A commercial property converted to residential use, or the restoration of a listed building. The conversion must be complete before the application is filed.

What it does not allow

A property used for a Golden Visa cannot be let short-term. The law is explicit, and the penalty is a fine together with revocation of the permit. Anyone selling you both a Golden Visa and nightly rental income is selling you a problem. Long-term letting is a separate question and is treated differently.

How it runs

01Choose the residence
Floor, orientation, area. We hold it on a reservation.
02Greek tax number and bank account
Both are obtained by power of attorney; you do not need to be in Greece for this step.
03Purchase
Contract before a notary, transfer registered in the land registry.
04Application
Filed with the title deed. Biometrics are given in Greece.
05Permit
Issued to you and to the family members on the application.

Questions we are actually asked

Do I have to live in Greece?

No. The permit carries no minimum stay. You keep it by keeping the property.

Can I rent the apartment out?

Not on a short-term basis — that is prohibited for Golden Visa properties and costs you the permit. Long-term letting is a different matter and should be put to your lawyer before you buy.

Who is included in my application?

Your spouse and your children under twenty-one.

How far is the airport?

Five kilometres. Athens International Airport is the reason this corridor exists.

Can I sell later?

Yes. The permit is tied to holding the property, so selling ends it unless you replace it with another qualifying property.
